OCAD University — Executive Office Renovation
Hillcrest Construction served as general contractor on an executive office renovation for OCAD University's 230 Richmond St W campus — reconfiguring the 11th-floor executive workspace, adding new glazed meeting-room openings, refinished walls and flooring, updated AV/lighting, and a full paint refresh. The work was completed in one month while the rest of the office floor remained fully active and occupied throughout.

The Challenge
Renovating a section of active executive offices at OCAD University without disrupting the working floor around it. The rest of the office stayed in complete, active working order throughout — daily jobsite cleanup, dust masking, and site cleanliness were non-negotiable. The hardest constraint: the main hallway off the elevator was the only access route, so it had to be phased closed in stages rather than shut down all at once:

Our aim was to complete the project without OCAD staff ever feeling an intrusion on the space they use every day — and to do it in one month.
What Hillcrest Did
Structural & Finishing Work:

Demolished and reframed interior partition wall to create new glazed meeting-room openings

Relocated door, electrical, and communications to suit the new layout

Removed and replaced ~474 sq ft of flooring with wood-grain LVT plank
AV & Finishing: new electrical/cabling for a meeting-room TV and camera, relocated recessed lighting converted to adjustable-angle LED spotlights for gallery-style artwork, and a full paint refresh on doors, trim, and elevator doors.
The Outcome
The renovated executive workspace reopened with new glazed meeting rooms, refreshed finishes, and upgraded AV — completed in one month with zero disruption to OCAD staff. Hillcrest's phased hallway closure kept the floor fully accessible throughout construction.
